Rental Prices in Zürich Rise 6% Year-on-Year

Median rents for family-sized apartments have crossed a symbolic threshold, intensifying political pressure on the canton to accelerate affordable housing construction.

New figures from the cantonal statistics office show that the median rent for a 3.5-room apartment in the city of Zürich reached CHF 2,820 per month in Q1 2026 — up 6.2% on the same period last year and the highest figure since comparable records began in 1990.

The data confirms what many Zürich residents have experienced anecdotally: a tightening market driven by strong demand from an expanding financial and tech sector workforce, limited new construction, and historically low vacancy rates that have hovered below 0.5% for over three years.

Political response

The Stadtrat is expected to present an emergency housing package to the cantonal parliament in June, including fast-tracked rezoning of three sites in Altstetten and Schwamendingen for affordable residential development.
